What's it really like living on Snoqualmie Ridge?

It is the question behind half the Snoqualmie searches: the plateau above the river where a private golf club, 20-plus miles of trails, two elementary schools, and a walkable village share one neighborhood. Here is the honest, inside version.

Snoqualmie Ridge is the master-planned plateau community where roughly 4,000 homes share a private Jack Nicklaus-designed golf club, more than 20 miles of trails, two elementary schools, and a walkable village center. It is the Valley's most complete planned neighborhood, and in 2026 it is also its most interesting market: Ridge homes still move fast and can draw multiple offers, while the rest of Snoqualmie has settled into a more balanced rhythm. If you are comparing Snoqualmie and North Bend, this is the part of the map you keep coming back to, so let's get into what it is actually like up there.

A neighborhood built like a small town

Everything about the Ridge was planned. The community sits on a plateau several hundred feet above the Snoqualmie River, built out from the late 1990s across roughly 1,300 acres, and it shows. Homes line wide, sidewalk-lined streets. Parks, protected wetlands, and more than 20 miles of walking and biking trails weave between the neighborhoods, and the village center at Ridge Marketplace on Center Boulevard puts a grocery, coffee shops, restaurants, and services within a short walk or bike ride for much of the community. You will see people out: dog walkers, joggers, kids on bikes. That is the neighborhood's whole personality.

The Club at the center of it all

At the Ridge's heart is The Club at Snoqualmie Ridge, the private country club that opened in 1999 and is Washington's only Jack Nicklaus Signature Design course, par 72 and 7,264 yards. It has been home to the PGA TOUR Champions Boeing Classic for years; the tournament's 21st edition played its competition rounds August 14 through 16, 2026, and the event has raised more than $12 million for local charities over its history. Club membership is a separate purchase from homeownership, and it buys golf, a Junior Olympic-size pool, a wading pool, a fitness center, and tennis courts. Even non-golfers appreciate the club: it anchors the community calendar and keeps the Ridge feeling resort-like year-round.

The schools that anchor the plateau

Families move to the Ridge for the schools as much as the setting. The community feeds the Snoqualmie Valley School District, with Cascade View Elementary (opened 2005) and Timber Ridge Elementary (opened 2016) both on the plateau, Snoqualmie Middle School, and the rebuilt Mount Si High School, consistently ranked among Washington's top high schools. For many Ridge buyers, the school walk is the whole decision, and the district is a big reason the neighborhood stays in demand year after year.

The fine print: ROA, dues, and design review

The Ridge is not a no-rules neighborhood. Every resident belongs to the Snoqualmie Ridge ROA, which enforces design and upkeep standards and coordinates community events, and most pockets layer HOA dues on top of that. The payoff is consistent streetscapes and protected property values; the trade-off is an approval process for exterior changes. Buyers who want to paint the front door whatever color strikes them should know the rules going in, and Paul walks every Ridge client through the documents before they offer, not after.

What the 2026 market is doing up here

Here is the split that matters. Redfin's mid-2026 data scores the Ridge "very competitive" at 75 out of 100, with Ridge homes averaging roughly four days on market and multiple offers still common for well-priced properties. The broader Snoqualmie market is calmer: the citywide median sale price sat near $1.1 million in mid-2026, down about 6.6% year over year, and NWMLS data through early October shows Snoqualmie-area homes averaging about 25 days on market while Washington as a whole reached roughly four months of supply, the most since 2014.

The price spread on the Ridge itself is wide, because "the Ridge" is really a set of pockets. Paul's verified sample of the five most recent detached Ridge sales, September and October 2026, ran from $840,000 to $1.3 million and averaged about $1.06 million; updates, views, and lot setting drive most of that difference, so a pocket-by-pocket comparison matters more here than in almost any Valley market.

And the story is nearly complete. In April 2026, Tri Pointe Homes opened Timber Trails, the final 46-home subdivision in the Ridge's 1,300-acre build-out, priced from the low $1 millions. After nearly three decades, new construction on the Ridge is winding down, which makes that last phase a genuine decision point for buyers who want new without a long wait.

"The Ridge is the easiest Valley neighborhood to fall in love with and the easiest to misprice. My job is to make sure you know the rules, the real values, and the trade-offs before you write an offer. Your Best Interest Is My Only Interest.®"

Before you buy on the Ridge

  • 1

Read the ROA and HOA documents before you offer; exterior changes go through design review.

  • 2

Compare pockets, not just the neighborhood: the five most recent detached sales ranged from $840,000 to $1.3 million.

  • 3

Separate the club from the house: club membership is optional and separate from your mortgage and HOA dues.

  • 4

If you want the final new-home phase, register your buyer's representative before you visit Timber Trails.

Snoqualmie Ridge is not for everyone: the rules, the dues, and the density of planned community life are real. But for families who want top schools, mountain views, and a neighborhood that runs like a small town, it is hard to beat anywhere in the Valley. If you are weighing the Ridge against Snoqualmie's historic core or a North Bend neighborhood, Paul can walk you through the differences with current data, pocket by pocket. Let's reconnect soon.
