New Construction ★ Snoqualmie Valley

New construction in the Snoqualmie Valley

From the final phases of Snoqualmie Ridge to new communities in North Bend, Carnation, and Duvall, the Valley is building again. Here is what is actually selling, what it costs, and what to know before you walk into a sales office without an advocate.

In Paul's words

I live here, I work here, and I represent new-build buyers here.

I have lived and worked in the Snoqualmie Valley for years, and I have watched new neighborhoods take shape at every price point: the closing phases of Snoqualmie Ridge, townhomes at the base of Mount Si, and local builders putting up homes on farmland in Carnation and Duvall. I represent buyers in new construction from Snoqualmie to North Bend, and the first thing I tell them is this: the model home is beautiful, and it is still a negotiation.

My job is to make sure the builder's contract protects you, the incentives on the price sheet are actually the best offer, and the numbers at closing match the numbers on the pretty brochure. Bring me your shortlist of communities before you register at a sales office, and I will walk you through each one like a neighbor who reads builder contracts for a living.

Active communities to watch

Where the Snoqualmie Valley is building right now

The map changes every few months, so these are the communities Paul is watching in late 2026. Snoqualmie Ridge, the landmark master-planned community that began in the late 1990s, has wound toward its final phases: Timber Trails is the last neighborhood in the Ridge build-out, and after it sells, the Ridge is done.

Timber Trails

The final neighborhood in the decades-long Snoqualmie Ridge build-out: craftsman single-family homes with the Ridge's parks, trails, and schools already in place. With the Ridge near its close, these are among the last new-build lots in the community.

Six communities, one Valley

New construction, town by town

The Snoqualmie Valley is six distinct towns sharing one river, one school district, and one I-90 commute. Here is where the builders are in each.

Snoqualmie

The Ridge's closing chapter: Timber Trails is the last new neighborhood in the master plan.

North Bend

The Valley's biggest cluster of new construction, from Mount Si townhomes to estate lots east of town.

Carnation

85 Degrees by Pulte and Tolt River Terrace by MainVue are actively selling, plus local builder John Day Homes with move-in-ready homes on generous lots.

Duvall

New single-family enclaves such as Skylit Ridge, plus townhomes and hobby-farm acreage.

Fall City

Occasional new homes on larger lots; mostly resale, acreage, and river-country property.

Preston

Mostly resale and rural property, the smallest new-build footprint in the Valley.

Before you sign

Four things to know before you buy new

None of this is meant to scare you off new construction. It is meant to make sure you walk in with the same information the builder's team has.

The builder's contract is one-sided by design

New home purchase agreements are written by the builder's attorneys to protect the builder: timelines, upgrade pricing, financing contingencies, and what happens when construction runs late. Paul has read dozens of these contracts across Valley developments, and he negotiates terms a direct buyer would never think to ask for.

Incentives are a negotiation, not a gift

Rate buydowns, closing-cost credits, and upgrade allowances sound like gifts, but they are line items with room baked in. Paul knows what builders actually offer a represented buyer, and he compares terms across phases and neighborhoods before you accept the first number.

Inspections still matter in a new home

New construction is not a warranty against faults. Crews vary, and the builder's final walkthrough is not an independent inspection. Paul schedules third-party inspections at the pre-drywall and final stages, and he makes sure the builder's response to findings is in the contract, not just conversation.

The cost question: site premiums, upgrades, closing costs, and taxes

The price on the builder's sheet is rarely the price you pay. Lot premiums, structural and design upgrades, and closing costs stack up, and a brand-new build is often reassessed around closing time, which means property taxes worth planning for. Paul builds the real number before you fall for the model home.

Building or buying new? Talk to Paul BEFORE you visit the sales office.

Registration matters: once you sign in at a sales office as an unrepresented walk-in, the builder can decline to recognize your buyer's agent later. One short conversation before your first visit protects your leverage at every step after.
