Neighborhood Guides ★ Snoqualmie Valley

Six communities, one river, one lifestyle.

The Snoqualmie Valley is really six distinct towns sharing a school district, a river, and an I-90 commute to Bellevue and Seattle. The right one depends on the life you want. Here is Paul's honest guide to each.

Town by town ★ Side by side

Should I live in Snoqualmie, North Bend, Fall City, Carnation, Duvall, or Preston?

Town Population Character Typical commute Schools
Snoqualmie ≈ 13,700–14,400 Master-planned Ridge + historic core 30–40 min to Bellevue Cascade View, Mount Si HS
North Bend ≈ 7,000–8,000 Timber-town charm at Mount Si ≈ 20 min to Bellevue North Bend Elem, Mount Si HS

Population figures are public estimates and change with each census update. Commute times are normal-traffic estimates from public maps; your route will vary. Paul will walk you through the specifics for your household.

One district, many schools

Snoqualmie, North Bend, and Fall City feed the Snoqualmie Valley School District, one of Washington's top-ranked districts, anchored by Mount Si High School. Duvall is served by the Riverview School District. Boundary questions are best confirmed with the district, not a blog.

Flood maps matter here

The river shapes this Valley, and some of the loveliest acreage sits in mapped floodplains. Flood insurance, evacuation routes, and SR 203 closures are real conversation topics in Fall City, Carnation, and Duvall. Paul reviews flood and FIRM maps with every buyer in high-risk areas.

Wells, septic & country services

Much of the Valley runs on private wells and septic systems, county roads, and occasional power outages in winter storms. Budget for testing and maintenance. Paul's guides and his network of inspectors make this paperwork painless.
