Snoqualmie vs. North Bend: which Valley community fits you better?

They share a river, a school district, and a freeway, but Snoqualmie and North Bend live differently. Here is how Paul helps clients choose.

Snoqualmie and North Bend are the Valley's two biggest towns, and they compete for the same buyers: families, commuters, and outdoor lovers who want space without losing the city. The short version is that North Bend wins on commute and mountain access, while Snoqualmie wins on planned neighborhoods, newer inventory, and the district's flagship school campus. Everything else is nuance, and nuance is where Paul earns his keep.

The commute difference is real

North Bend sits directly on I-90: about 20 minutes to Bellevue and 30 to Seattle in normal traffic. Snoqualmie is a few minutes further, reaching I-90 via SR 202, with roughly 30 to 40 minutes to Bellevue and 40 to 50 to Seattle. For a daily driver, that is the single biggest practical difference between the towns.

Ridge versus Main Street

Snoqualmie's signature is Snoqualmie Ridge: a master-planned plateau community of roughly 4,000 homes with its own commercial center, parks, trails, and HOAs, built since 1998. It delivers consistency, amenities, and low crime, and it is where much of the newer inventory lives. North Bend's signature is its downtown: a preserved timber-town strip of diners, roasters, and shops, famous as the filming home of Twin Peaks, with older character homes and hillside view properties around it.

Schools: one district, two anchors

Both towns feed the Snoqualmie Valley School District, one of Washington's top-ranked districts. Snoqualmie is home to Cascade View Elementary on the Ridge and sits close to the rebuilt Mount Si High School campus; North Bend has its own elementary schools feeding the same high school. Boundary lines shift, so Paul always verifies the current assignment for the exact address before families commit.

The market tells the same story

In mid-2026, Snoqualmie's median sale price sat near $1.1 million, down roughly 6.6% year over year, while North Bend's median climbed about 7.3% to roughly $1.2 million. North Bend's commute advantage keeps demand hot; Snoqualmie's growing inventory gives buyers more negotiating room. Neither town is a discount, but the value equation is genuinely different.

"Choose North Bend for the fastest commute and the mountain at the end of the street. Choose Snoqualmie for the planned neighborhoods, the newer homes, and the Ridge lifestyle. Both are wonderful; they are simply different."
